2010 will be an interesting year from my perspective. We really are faced with two choices: to be reactive or proactive.

Clearly 09 presented challenges for us we've seen some downward trends in ADR as well as occupancy. As we move into 10, things are starting to stabilize within occupancy.

For 2010 I see the market being a little flat. I dont foresee a lot of growth...But I do see a light at the end of the tunnel as far as 2011 is concerned.

Regarding 2010, we are cautiously optimistic...Clients are beginning to make commitments further out.

Our leads-to-volume has definitely picked up. Optimistically, we start to see some of that rebound in the second half of next year and into 2001.
